Qualifications for Project Based Section 8 Housing
We believe that everyone, regardless of income, age or ability, deserves a safe, clean and comfortable home. Many of our properties are Section 8, a HUD based program designed to assist very low-income families, the elderly, and the disabled in affording decent, safe, and sanitary housing. As an added benefit, it offers maintenance-free living.
We offer two types of Section 8 housing. The following will be helpful in deciding which of our properties is right for you. In both categories the number of bedrooms must match occupancy standards set by HUD.
Elderly and Persons with Disabilities (62 years of age or older and/or Disabled)
Families and Single Individuals
Eligibility for a Section 8 unit is based on total annual gross income and family size. It is limited to US citizens and specified categories of non-citizens who have eligible immigration status. In general, the family's income may not exceed 50% of the median income for the county or metropolitan area in which the family chooses to live. Median income levels are published by HUD and vary by location. The management office of the property you have an interest in can provide you with the income limits for the area and family size.
Immigration status: Family must have one member of the household who is a citizen or who has eligible immigration status under one of the categories set forth in 42 U.S.C. 1436a(a) If any members of the household are not citizens or lack eligible immigration status, the family may have to pay a higher rent.
Screening of new applicants includes:
Criminal activity: Misdemeanors and felonies in the past 5 years pertaining to violence and/or illegal substances (Marijuana is illegal in Federal housing even in states where legalized)
Poor tenant history
Poor rent paying history or bad credit including utility bills sent to collections
During the application process, the property will collect information on family income, assets, and family composition. Management staff will verify this information with other local agencies, your employer and bank, and will use the information to determine program eligibility and the amount of the housing assistance payment.
If it is determined that your family is eligible, your name will be placed on a waiting list, unless immediate assistance is available. Once your name is reached on the waiting list, management staff will contact you to offer you a unit.
In order to insure the best possible living conditions and in keeping with HUD regulations, we have House Rules that apply to the head of household, each household member and all household visitors. The House Rules set forth standards established to prevent activities that threaten the health, safety, or right to peaceful enjoyment of the premises by other residents (including property management staff residing on the premises).
