The rental rates are based on a HUD formula based mainly on the household income less qualified deductions for medical expenses and other criteria. Christopher Towers also has 71 units which are classified under the HUD 236 program. The rents on these units range from $427.00 to $479.00 a month. The rent amount "INCLUDE ALL UTILITIES (water / sewer, electricity, garbage pick up).
Income Qualifications
Christopher Towers has 225 one bedroom apartments. Of these 154 have S-8 assistance available. This means that a person qualifying to live at Christopher Towers must first be at least 62 years old and must have income which can't be over a certain level.
On the S-8 assisted units, the rent portion that the resident pays is based on a calculation of income and expenses. Generally speaking, the adjusted income would be multiplied by 30% to determine a residents rent. As an example, a person with an income of $15,000.00 and adjustments (medical expenses) of $4,000.00 annually would pay monthly rent of $275.00 / month.
A persons monthly rent can't be calculated without all of the income and expenses being considered so rent on the S-8 units is variable based on these factors. Once you apply for an apartment, we would give you a calculation of what the monthly resident rent portion would be.
Christopher Towers also has 71 one bedroom units which are within the Federal 236 program. On these units the rent is in a range between $429.00 and $548.00 - again, somewhat dependant on the calculation of adjusted income as described above.
