To be eligible to live at Courtyards, you must meet certain income-level restrictions based on the size of your family. Income levels are measured as a percentage of AMI, the Area Median Income. Tenants must have an income level at or less than a certain percentage of AMI for the corresponding family size.

Housing Tax Credit Program
This affordable housing program is for individuals and families with moderate incomes allowing below market rents for those who qualify. The program is not a subsidized housing program as each resident is responsible for their full amount of rent each month. Rental amounts are based on the pre-set income limits in the geographic area and not based on your individual household income. To be income eligible, your total household 'gross' income must be less than the pre-set income limit for the area.

The Courtyards at Arcata I & II is a 100-unit Multi-Family Affordable Housing Community, featuring one, two, three and four-bedroom apartments. A Community Building houses a Fitness Room, Computer Learning Center and a common living room and kitchen that can be reserved for gatherings. Outdoor amenities include a basketball court, playground and covered parking.

TIP: Knowing About LIHTC (Low Income Tax Credit) units for rent. Income from all of the adults expected to reside at this apartment must be included and verified at application time. Call for more details.
