Edwina Benner Plaza Apartments offers apartment properties under the Section 42, LIHTC (Low Income Tax Credit) program.
The rents are based on the Area Medium Income (AMI) and tenant-based utility allowances. At least 20% of these apartments must provide low rates for low-income tenants.
The program is designed for individuals and families with moderate incomes, allowing below-market rents for those who qualify.
** It is not a subsidized housing program, as each resident is responsible for their full amount of rent each month. Rental amounts are based on the pre-set income limits in the geographic area and not based on your individual household income.
To be income eligible, your total household ‘gross' income must be less than the pre-set income limit for the area.

Provides 66 affordable rental apartments for households earning up to 60% of Santa Clara County area median income. Thirteen units are reserved for families that are currently homeless and another 10 are reserved for families at risk of homelessness. Benner Plaza is located on a site that formerly housed an underutilized single-story commercial building.
