In order to expedite the processing of your application for qualification with the LIHTC program guidelines, you may provide us with any of the documents listed below that apply to your household.  These documents may not be required if your household's income, assets and other eligibility information is verified and documented completely by a third party source.  However, providing the documents at the time of application may speed up our approval process and/or clarify incomplete third party documentation.  A photo copy of the following documents is acceptable.  If you do not have copies we will be happy to make copies of any original documents you have.
 
PLEASE PROVIDE THE FOLLOWING DOCUMENTS AS THEY APPLY TO YOUR HOUSEHOLD.
 
    All Filed Divorce or Legal Separation Records for all current and previous marriages.  Records should include petition for dissolution; final decree of dissolution; and custody, support and property settlement documents.
    All Court Ordered Child Support Documents and Paternity Records if court order is not part of a divorce filing.
    Award Letters Dated within 120 days for Social Security, Supplemental Social Security (Disability), Aid to Families with Dependent Children (AFDC), Pensions and Trusts Funds, Unemployment Benefits, Annuity Payments, and Death or Disability Payments.
    Last 6 Consecutive Pay stubs for all adults (18 years of age or older) in your household.
    Most Current Bank or other Financial Institution Statement for all asset accounts held.  These assets accounts include but are not limited to checking, savings, certificates of deposits, money markets, mutual funds, 401Ks, and IRAs.
    Birth Certificates for all children under the age of 18 and adult students living as a dependent with parent(s).
    Social Security Cards for each member of your household including minors.

ELIGIBILITY
Applicants applying for housing under the Section 42 program must meet the following eligibility requirements:
    All applicants (age 18 and older) must fill out a separate application packet and be willing to submit to a credit, rental history and criminal background inquiry, as well as income and asset verification's. Refer to Exhibit A below for credit and criminal eligibility.
    The household's annual income may not exceed the applicable income limit. Refer to attached Exhibit B for the current income guidelines.
    An application fee of $12.00 per applicant must be paid before assigning a spot on the wait list, an address and/or processing of the application.
    To be financially eligible, the household's total gross income must be verifiable and documented via third party. Other sources of verification may be used only after all resources have been exhausted to obtain the third party verification.
    The total Household Verified Annual Gross income must be adequate evidence that income for the 12-month period following the initial occupancy is not anticipated to exceed the current income limits published for the Program eligibility.
    The Household's Monthly Gross income must be at least 2 times the monthly rent amount. Section 8 Voucher holders need not meet the minimum gross income criteria.
    If Household is composed of entirely ALL full-time students (Kindergarten thru College) and does not meet one of the exceptions outlined in the Section 42 of the Internal Revenue Code, such household is not considered eligible for the program.
    Refer to Exhibit C below for full-time student exceptions.

TIP: Knowing About LIHTC (Low Income Tax Credit) units for rent. Income from all of the adults expected to reside at this apartment must be included and verified at application time. Call for more details.
